I have over 50 properties let and managed through Pure Lettings and find them to be thorough, very dynamic and easy to approach and discuss things with. I never have many void periods with them, with the previous letting agent I used; I always seemed to have only 75% of my optimum income, now I always have 95% plus. Not only are the void periods minimal but the rent is optimised. Whenever there is a problem with any of my properties I am confident that Pure Lettings deal with it in the best way. I never have to worry about them getting things done for a ridiculous cost. Their maintenance team are efficient, quick to respond and very reasonably priced. If there are any major problems the Optimisation team contact me immediately and we discuss the options. One of the advantages of the optimisation department is their ability to actually prevent major disasters rather than just 'cure' them. One of my terraced houses needed all the windows replaced a few years ago, now all of them in my portfolio are scheduled to be sanded down and repainted, thus never needing replacement again - rather than spending thousands on replacements I spend the money on looking after them, the same with all other external and internal refurbishment programmes. This programme and schedule of works also enhances the rent I can charge and reduces the change of tenants and void periods. As a longstanding Landlord I did not see the benefits of spending a 'managed budget' each year until Pure Lettings showed me a long term budget.

This particular Landlord came to us after receiving a shocking service from another local agent. The properties were in a poor state of repair as were the accounts and tenant communications. There were 9 properties empty and in need of renovation, repair and deep cleaning. The rent arrears were out of control and needless to say the process to update everything and get the optimum performance for his investment took a lot of work.

Splitting up certain units allows the optimum rent to be achieved and if managed properly can produce good double figure yields. Pure Lettings own a large property in the city which has given them the edge in realising the right way to deal with this market, setting up this new company has also increased the traffic of specific clients that can capitalise on this opportunity. The large House Share in the city works as a great 'supply unit' to the smaller units they own and also take on from private clients. The success of this business is such that 90% + of all rooms available are always full. Given that in Norwich alone they manage in excess of 100 rooms this is a great conversion.
Pure Lettings have not rested on their laurels either; Pure Home (Norwich) has also been launched to provide local furniture, white and brown goods to ensure that no property is left standing empty for long - if an applicant is looking for a furnished property we can either provide a low cost or suitable furniture package for them or adjust the rent and supply one to the Landlord - either way they have not missed an opportunity. Pure Home also supplies goods and services to staff, family and friends; the service is open to everyone. All suppliers of goods and services are local as Pure Lettings believes in supporting the local community.
This Landlord is constantly purchasing more property and wants to extend his portfolio to at least a 100 by the end of the year. Pure Lettings have assisted in this growth through their optimisation, management and great sales services. Individual Landlord
When I moved in with my partner I couldn't afford to sell my house as unfortunately prices had gone down, our only option was to rent it out. I am so glad I went to Pure Lettings as they advised me on what needed doing and even supplied the company to do the work. Although I lived there a year there was still outstanding tasks to do (I just wished I found Pure Building and Maintenance a year ago so I could enjoy the completed house myself!). By the time I had moved in with my partner Pure Lettings had rented my house out to a young professional couple, finished off the works and given me all the advice I needed to ensure that I could relax in my new home. It has been nearly six months since I moved out and everything has been so smooth. The new tenants have commented on how well Pure Lettings have helped them with their move, sorted our a minor leak that occurred from a roofing problem and ensured them that they are only a phone call away. I have found that I have been fully informed at every step I needed clarification, I have received my rent on time every month with a statement for my records and have also received an inspection from their 'Pure Building and Maintenance' manager to assure me that everything is looking good also. I am totally confident that my property is in good hands and they are going to look out for more for me and my partner. I must also mention that they achieved the highest rental income for me in the street compared to what others have been let out at and also what I was quoted (from £550 to my rent I receive which is £625; nearly 15% higher than others!)
